Fee Structure

The deposit IS the cleanup fee + booking fee — combined.

There is no separate cleanup fee. Your $200 deposit covers the booking and post-event cleaning together. In some cases the booking-fee portion may or may not be refunded — just ask management.

Bring Your Own Bottle (BYOB)

JayTee House is a private BYOB event venue operating in compliance with the Oklahoma Alcoholic Beverage Laws Enforcement (ABLE) Commission. We do not sell, serve, mix, pour or profit from alcohol. Guests of age may bring, possess and consume their own personal alcohol on-site during a booked private event, subject to the rules below.

  • 21+ only to bring or consume alcohol. Government-issued photo ID is required — no exceptions.
  • No sales. Alcohol may not be sold, resold, tipped-for, ticketed, or included in any admission price on-site (this would require an ABLE license the venue does not hold).
  • No open-container events open to the public. BYOB applies only to closed, invitation-based private bookings.
  • No service to visibly intoxicated persons. The client (booker) is responsible for cutting off any guest who is over-served — Oklahoma "dram-shop"-style social-host liability rules apply.
  • No alcohol at teen / all-ages / minors-present events (including Teen Nights, kids' parties, and any event with attendees under 21). These events remain strictly alcohol-free.
  • All alcohol must leave with the client. Nothing is stored on-site between events.
  • Security has final say. JayTee House and licensed security may confiscate, refuse entry, or end the event immediately for any ABLE violation — with no refund.
  • Illegal drugs of any kind end the event immediately with no refund — this is unchanged.

The client signs a BYOB acknowledgement in the booking contract accepting responsibility for ABLE compliance, guest ages, and any citation, damage or injury arising from guest-brought alcohol.

Insurance · Strongly Recommended

Get an event insurance policy

JayTee House strongly recommends that every client (especially BYOB events, weddings, and any gathering over 50 guests) purchase a one-day event insurance / special-event liability policy naming JTwayne LLC dba JayTee House Event Center as an additional insured.

  • • Suggested minimum: $1,000,000 general liability per occurrence.
  • • For BYOB private events, add a host-liquor liability endorsement.
  • • Common providers: The Event Helper, WedSafe, Markel, GatherGuard, K&K Insurance, or your existing homeowner's/renter's insurer.
  • • Insurance is not required to book, but it protects you personally against guest injury, third-party property damage, and BYOB-related claims that could exceed the deposit.

Client responsibility

The client is responsible for the conduct of every guest they invite — including ID-checking BYOB guests, cutting off over-served guests, and arranging safe transportation home. Property damage beyond ordinary wear is charged to the payment method on file at fair market rates, documented with photos. Damages and any ABLE citations remain the client's debt beyond the deposit.

Cancellations

The $50 portion of the deposit is always non-refundable. The $150 booking-fee portion may or may not be refunded — decisions are made case-by-case by management. Cancel 14+ days ahead for the best chance of a refund or booking credit.
